Attic Mold
Attic Mold – A Common Problem in the Midwest.
Poor ventilation, previously wet building materials, and improperly vented
bathroom, kitchen, and dryer exhaust are the primary causes of this condition.
Mold growth in attics causes potentially hazardous living conditions, not to
mention property depreciation and/or structural damage.
Stage 1 – Property Evaluation
We will evaluate the attic, determine the cause of the problem, and create a
remediation protocol plan that outlines that steps necessary to fix the problem.
Stage 2 – Fix the Cause
This can be as simple as clearing insulation that is blocking soffit vents or
complex as installing a power assisted attic exhaust fan controlled by a
humidistat. Other repairs may involve sealing wire hole, light, or pipe
penetrations, installing a vapor barrier in a crawlspace, redirecting exhaust
vents to the exterior of the property and more.
Stage 3 – Biocide/HEPA Vacuuming
An EPA compliant Biocide is applied to kill and living fungi and arrest
further spread. Any 3 dimensional growth is removed via wire brushing, hand
sanding, and HEPA vacuuming.
Stage 4 – Attic Seal
Coating/ Sealer is applied, preventing future mold
while creating an aesthetically pleasing attic area.
Stage 5 – Statement of Condition/ Warranty
Upon completion of the project we will provide a Statement of Condition with
Warranty that is transferable to new owners. The Statement of Condition
documents that work and processes implemented to remediate the mold in the
attic.

Be sure you hire a
state licensed and certified mold remediation
contractor, and watch out for these myths about mold.
"Your sheeting needs to be replaced."
Unless your sheeting exhibits dry-rot or shows signs
of de-lamination it likely does not need to be
replaced. A new roof is an extraordinarily expensive
way to eradicate mold growth in attics. The vast
majority of attics can be remediated without having to
replace the attic sheeting.
"Bleach and water will fix the problem."
Bleach is not an effective remediation chemical. If
your attic exhibits mold growth you must first identify
and repair the problem or problems that created the
environmental conditions conducive to growth. Attic
ventilation is a tricky science that should comply with
current building codes. Further, properly diagnosing
the problem can often be easier said than done.
Evaluation and repair by a professional remediation
contractor will insure the health and safety of the
building occupants and curb litigation caused by
inadequate repair.

However, it is technical and should be carried out in a
